Land Surveyors and most consultants do not understand that Land Surveying is far more complex than simply finding corners and drawing a boundary survey. It's only been recently (the last few decades) that land surveyors had access to the tools to survey the land with extreme accuracy. Correct boundary definition is more complex than most imagine. This primer on the art and science of land surveying will help all stakeholders in the development industry understand that defining one's property is not as simple as one would think. It also should lay to rest that an on-line source of 'free' GIS information should never be relied upon for accurate planning, engineering, and architecture.
